Le Cerisier is a modern villa with three large double bedrooms. It is very comfortably furnished with a lounge and dining area that opens onto a south-facing terrace and pool area which enjoys sun virtually all day long. It is completely surrounded by mature hedges which give the property complete privacy and seclusion.

The villa is situated on the edge of the village of Lézignan, about 5kms north of the busy market town of Pézenas and about 25 minutes from the Mediterranean coast.

Lézignan is a small village set amongst the Languedoc vineyards and has a baker’s, butcher’s, Post Office, chemist and a bar/restaurant/tabac, all a few minutes walk away. A short easy drive will take you into the vineyards, down to the coast or up into the surrounding hills and mountains.

Accomodation:

• Lounge . - furnished with comfortable leather settees, and has a large open fireplace. TV, (which also receives a number of UK satellite channels), DVD player and video and a hi-fi system for radio/tapes/CDs This is a very light and sunny room, opening via two double doors (with electric shutters) onto the terrace and pool area. As the rear of the house is south facing, it is in sunshine for most of the day.
• Dining area - solid beech table and chairs that will comfortably seat six people. There is open plan access to the kitchen area.
• Kitchen - eye-level fan oven and grill, gas/electric hob, extractor unit, double sink, fitted dishwasher, microwave, large integral fridge and separate freezer. Double doors, with electric shutters, open onto the terrace.

• Bedrooms . There are three good sized double bedrooms:
• Main double bedroom has an en-suite shower room with WC and basin.
• Double bedroom with double bed
• Double bedroom with two single beds

All the bedrooms have retractable mosquito blinds for a good nights sleep!

• Bathroom/shower room – with a large vanity unit
• Separate WC.

Beyond the bedrooms, a door leads into the :

• Garage - which has an automatic washing machine and utility area.

Apart from the open fireplace, the house has full oil fired central heating and double glazing for the cooler months of the year.

The villa is completely equipped with all necessary items to ensure a comfortable holiday including hairdryer, ironing board, iron etc. There is a large library of books plus DVDs and videos.

Outside

• Private pool and terrace are surrounded by mature hedges which ensure complete privacy and with its southerly aspect enjoy sunshine virtually all day long. The pool is available from early May to October and is serviced weekly by a pool contractor.
• A large pergola provides welcome shade over a large area of the terrace which has its own table and chairs and most meals are taken here during the summer months.
• Garden furniture — loungers, parasols, etc are provided to allow you to make the most of the Mediterranean sun!
• Large brick barbeque close to the terrace
• Separate pool house and log store.

Double gates provide private access to a gravelled drive with ample car parking. The far side of the villa is planted with fig, apricot and cherry trees.
